This 4 storey building, constructed in the early 1900s is located in the up and coming Osthafen along Hanauer Landstrasse. The building has partially undergone several rounds of renovations over the years. Some floors were left to despair, while the renovated floors were rented out to office tenants. When the owner made a decision to take advantage of the demand for apartments & offices in the booming area, he engaged our services to come up with ideas to combine residential and office space while maintaining minimal damage to the existing structure. The project started with shaft planning around the existing columns, to maximise flexibility for subsequent planning. Next was the space planning for the different uses on each floor. For additional yield, we proposed a Dachaufstockung to contain more apartments, and to add aesthetic/architectural value to the building, a solution no different to the neighbouring buildings along the road.
