The residential tower form, inefficient by several measures, is the product of complex zoning setback formulas governing high-rise buildings in this district of the city. Orientation of the buildings is relative to the flow of the river from the northeast in conjunction with desired southern exposure. The design team took advantage of the constraints and developed volumetric boxes within which to work and developed the massing as delineated and finally built. The three towers of three units per floor rise from a subterranean parking garage and podium base with residential amenities and commercial retail space.
