The Hilton Charleston Harbor Resort and Marina began as an attempt to redevelop one of the most highly public real estate failures in South Carolina history (by the previous developer) and emerged as one of the best destination hotel properties on the Eastern seaboard. Located at the very tip of Patriots Point,with stunning views across the harbor to historic Charleston, South Carolina,the The Hilton Charleston Harbor Resort consists of 125 guestrooms, 5 suites,and 1 admiral suite; all with views of the harbor. The hotel location provides a complete range of guest services including golf at the adjacent Patriots Point Links golf course and a 400-slip marina.

The previous failed development was under construction as a Quality Inn when bankruptcy halted the work and then hurricane Hugo passed directly over the project decimating the partially built building. Additional floor area was cantilevered off the existing steel frame in order to take advantage of an existing 65 foot deep driving concrete pile foundation yet increase room sizes to Hilton standards. Egress stairs located at the ends of the building were moved to create suites with stunning panoramic views of the harbor.

Inspired by nautical and Charleston “low country” themes, the design of the hotel presents the feeling of island resort isolation but is a mere ten minute water taxi ride across the working harbor to the shops and world class restaurants of the Charleston historic district.Included in the hotel amenities are a flexible ballroom, meeting rooms, a restaurant and a hotel bar situated at the end of the primary marina pier with and a large deck and sunset views of many church steeples in historic Charleston.

I began this project as job captain in 1995 and assumed the Project Manager role during Design Development when the previous Project Manager left the firm. As my first project manager role, I quickly showcased the team-oriented style that would become my hallmark and returned focus to the diverse team of Colorado, South Carolina and Georgia consultants. The project was completed early and under budget.

Subsequent to the hotel opening, I designed and managed the construction of a series of two-bedroom cottages located adjacent to the hotel. These cottages proved to be so successful as a rental product for the hotel that they were purchased by a developer to become a stand along lodging product.
