Marigny Artist Lofts + NOCCA Student Housing

This project is a conversion of an existing warehouse; the site is located on a block along N. Peters Street, Franklin Ave., Decatur St., and Port Street. Utilizing the existing truss structure and four foot slab, the lot is subdivided based on the structural grid into individual artist lofts and studio spaces. The lofts face Decatur Street and N. Peters Street, while the central space is left open for the public and the residents. The artist lofts is a combination of living and studio space, that way they have the opportunity and flexibility to exhibit their work to the public.
 
Commercial spaces are located on the two most active corners. An art store is located on the corner of Decatur and Franklin Ave., and a café/restaurant is located on the corner of N. Peters and Franklin Ave. The main public entry into this site is on Franklin Ave. NOCCA Student Housing is located along the Port St. side due to its proximity to NOCCA. There is an indoor parking lot on the corner of Port St. and Decatur St. 
 
By saving the existing structure, it reflects the industrial qualities of this neighborhood. It also reflects the design qualities of NOCCA’s buildings: a mix of old and new.
