MVP Orthodontic Clinic
Located along US HWY 301 just south of Symmes Road, the new MVP Orthodontic Complex arises out of the existing sprawl down this arterial highway. This office complex was designed to use the available space efficiently while taking advantage of solar angles, rain patterns and lines of sight with view angles. The height and positioning of the building allows view corridors along HWY 301 to give patrons a sense of arrival onto the site from the traffic congestion. The high-pitched sloped roof allows northern diffuse light to enter the exam rooms and eliminating the need for supplemental lighting required for dental examinations and allows for positive drainage of rainfall onto the site and directed to the retention pond in the rear.
The interior of the office complex consists of two professional office spaces with one common tenant separation wall. The larger tenant space encompasses a 2,914 S.F. Orthodontic Clinic for the Owner and the smaller tenant space provides for a 2,453 S.F. “Build to Fit” space with only the exterior shell completed. The structure is masonry with polished, sealed concrete flooring with exposed metal bar joist and metal decking roof system. The roof system was insulated to reduce heating load and provide for hot internal air to rise above established ceiling heights to maintain a natural comfort level for the occupants. The mechanical system was also designed to be hidden from view within the exposed ceiling height corridors, entry vestibule and main treatment bays. Only areas that required privacy were enclosed with acoustical ceiling tiles such as the Sterilization Lab, Private Office, Staff Lounge, Consultation Rooms, and restrooms. The separate, smaller tenant space was prepped for interior plumbing stub outs to allow for two unisex restrooms and hi-lo water fountain without a finished floor slab. A separate electrical service panel and meter was also installed to provide for a seamless interior buildout for a future tenant.
