P3 Submission for LEED Silver Health Care/Detention Facility 
The building and site planning process carefully analyzed the existing site considering topography and significant landform features, views both in and out of the site, landmarks and vegetation. The design team took an integrated approach to the siting and layout of building, fences, walks,recreation areas and site features to minimize disturbance to the site and protect existing significant features. Grading design preserves and enhance the rolling topographic character of the site while minimizing retaining walls and other visually invasive features. The location and layout of buildings and recreation facilities were carefully reviewed in conjunction with site analysis diagrams and program requirements to determine optimum design parameters to fit these features seamlessly into the site. Key use areas such as overlooks and rest stops are situated to take advantage of micro-climate considerations such as shade and wind protection while maximising views of the site and harbour.

The range of spaces provides choice for the clients, families and staff promoting a sense of autonomy and independence. Individual components of the landscape have been chosen to reflect the architectural style of the existing buildings as well as the new, and feature site furnishings and amenities created by patients in the woodshop and skills development programs. The components of the landscape contribute to the residential quality and ambiance incorporating accessible, generous walkways leading to barbecue areas, raised garden beds, sitting places, grass areas,seasonal plantings including multi stemmed flowering shrubs, coniferousplantings and perennials selected for their fragrance, varied bloom times and interesting textures.

The large recreation yard combines a soccer field with a baseball diamond for multi-purpose use. It is sited close to thebuilding, easily accessible from patient areas and is a suitable transitionspace should evacuation become necessary. The layout is to the northeast with awalking trail and seating areas that provide spectacular views to the harbor. A patio and shade structure provides an opportunity for group picnics and game-viewing. The grading of the site is carefully configured to avoid large retaining walls while protecting the adjacent woodlot. The small recreation yard contains a multi-purpose hard surface court for hockey, basketball and tennis.It is situated close to the main building for easy patient access but outside of the future expansion area. It is placed adjacent to a slope where patients can view games and socialize.
