Edificio Vaquería en Madrid | Vaquería Building in Madrid
The project is based on the comprehensive rehabilitation and expansion of a unique building from the early 20th century in the Arganzuela neighbourhood, in the center of the city of Madrid. It is a very particular building, not only because of its architecture and unique details, but also because of its history. The original building belonged to a family that was dedicated to the sale of milk, it had an adjoining construction where the cattle were kept, in this particular case, cows. The office where the milk was sold daily was on the ground floor, under the ornate sign “La Auxiliadora Gran Vaquería” made in large brass letters, decorated with pieces of marble and topped with wavy and softened shapes typical of the art deco movement.

El proyecto se basa en la rehabilitación integral y ampliación de un edificio singular de principios del siglo XX en el barrio de Arganzuela, en el centro de la ciudad de Madrid. Se trata de un edificio muy particular, no solo por su arquitectura y detalles singulares, sino por su historia. La edificación original pertenecía a una familia que se dedicaba a la venta de leche, contaba con una construcción anexa donde se resguardaba el ganado, en este caso en particular, vacas. El despacho donde se vendía diariamente la leche se encontraba en la planta baja, bajo el ornamentado rótulo “La Auxiliadora Gran Vaquería” realizado en grandes letras de latón, decorado con piezas de mármol y rematado con formas onduladas y suavizadas típicas del movimiento art decó.

The building is structured on four levels, the ground floor belonged to the commercial premises where customers were served and the product was stored, on the right bank there was a passage for vehicles or carts that gave access to a large inner courtyard of the block and in On the left side of the façade is the portal of the building that gives access to the dwellings and connects in turn with the dairy store. The upper floors had an exclusively residential use and were organized in one house per floor, being the place of residence of the whole family in Madrid.

El edificio se estructura en cuatro niveles, la planta baja pertenecía al local comercial donde se atendía a los clientes y se almacenaba el producto, en el margen derecho existía un paso para vehículos o carros que da acceso a un amplio patio interior de manzana y en el margen izquierdo de la fachada se localiza el portal del edificio que da acceso a las viviendas y conecta a su vez con la tienda de vaquería. Las plantas superiores tenían un uso exclusivamente residencial y se organizaban en una vivienda por planta, siendo el lugar de residencia de toda la familia en Madrid.
The client asked the architecture studio for a reinterpretation of the building and to achieve the maximum use of the building area on the plot, so that as many houses as possible could be built.Following these premises, the rehabilitation of the building was approached by studying its structure and each of the elements that make it up. From the analysis, the elements with the greatest architectural value of the property to be recovered and the formula to enhance them were synthesized. In parallel, an exhaustive study was carried out not only of the adjoining buildings of the plot but of all those on the street, so that heights, architectural styles, materials... and their relationship with the Madrid environment were analysed. Thus, some criteria of rhythm, dimensions of openings and shades of materials are established, which will be the criteria adopted in the comprehensive rehabilitation of the building.

El cliente solicitó al estudio de arquitectura una reinterpretación del edificio y conseguir el aprovechamiento máximo de edificabilidad en la parcela, de forma que pudiesen ejecutarse el mayor número de viviendas posibles.
Siguiendo estas premisas, se abordó la rehabilitación del edificio estudiando su estructura y cada uno de los elementos que la componen. Del análisis, se sintetizaron los elementos con mayor valor arquitectónico del inmueble a recuperar y la fórmula para potenciarlos. En paralelo se realizó un estudio exhaustivo no sólo de los edificios colindantes de parcela sino de todos los de la calle, de forma que se analizaron las alturas, los estilos arquitectónicos, los materiales… y su relación con el entorno de Madrid. Se establecen así unos criterios de ritmo, dimensiones de huecos y tonalidades de materiales, que serán los criterios adoptados en la rehabilitación integral del edificio.

On the façade, its narrow and elongated terraces stand out, softened in curve and its rounded railings, an exercise in recovery is made, playing with stucco and ceramics, all in raw tones blending with the typical colors of the brick buildings of Madrid. . The entire lower part of the dairy is recovered, with its signs and marble, taking advantage of the gaps to turn it into the entrance door to the building, creating a wide portal that invites you to enter. The lateral passage is enlarged to allow the comfortable entry of vehicles and incorporate a private parking area for the houses in the inner courtyard of the block.

En la fachada destacan sus estrechas y alargadas terrazas, suavizadas en curva y sus barandillas redondeadas, se hace un ejercicio de recuperación, jugando con el estuco y la cerámica, todo ello en tonalidades crudas mimetizándose con los colores típicos de los edificios de ladrillo de Madrid. Se recupera toda la parte baja de la vaquería, con sus rótulos y sus mármoles, aprovechando los huecos para convertirlo en la puerta de entrada al edificio creando un amplio portal que invite a su entrada. El paso lateral se amplía para poder permitir la entrada cómoda de vehículos e incorporar en el patio interior de manzana una zona de parking privado para las viviendas.
The original building is molded looking for the maximum use and thus exhausting its buildability, for this reason an emptying operation is carried out in the entire core of original stairs and it is moved to the outside incorporating a new elevator. With this operation it is necessary to create a new light slab to make use of this emptying operation and the interior façade is extended to the patio. A central patio is also created that allows a correct flow of ventilation and lighting to all the rooms, ensuring that all the spaces of the houses have access to the outside. Thanks to this subtraction strategy, enough square meters are freed to be able to build two penthouses on a higher level, and a solarium on the terrace.

El edificio original se moldea buscando el máximo aprovechamiento y agotar así su edificabilidad, por esta razón se realiza una operación de vaciado en todo el núcleo de escaleras original y se traslada al exterior incorporando un ascensor nuevo. Con esta operación es necesaria la creación de un nuevo forjado ligero para dar uso a esta operación de vaciado y se amplía la fachada interior a patio. También se crea un patio central que permite un flujo de ventilación e iluminación correcto a todas las estancias, consiguiendo que todos los espacios de las viviendas tengan salida al exterior. Gracias a esta estrategia de sustracción se consiguen liberar los suficientes metros cuadrados para poder realizar dos áticos en un nivel superior, y un solárium en terraza.
Originally the building had 3 flats and with the rehabilitation project carried out by the architecture studio, four single flats, three double flats and two penthouses have been achieved. All the houses in the building are exterior, have underfloor heating, independent air conditioning and a private parking area.

Originalmente el edificio disponía de 3 viviendas y con el proyecto de rehabilitación que ha realizado el estudio de arquitectura se han conseguido cuatro viviendas individuales, tres viviendas dobles y dos áticos. Todas las viviendas del edificio son exteriores, disponen de calefacción mediante suelo radiante, climatización independiente y zona de aparcamiento privado.
The architecture studio has sought with this project to rehabilitate the building, to be consistent with the history of the property and the city of Madrid, enhancing its virtues in balance with the environment, and maximizing all resources.
