Since 1984, IMPAC Property Management has stood for the best in community association management services in New Jersey. IMPAC is the acronym for Independent Management of Properties and Communities and defines the company’s business mission. With offices in both central and northern New Jersey, IMPAC Property Management today handles a portfolio of over 80 unique client properties throughout the state. The company’s goal is to provide professional management services that enable community association board members and homeowners to focus on other things.

IMPAC’s management programs cover a community association’s needs with respect to financial planning and management, on-site services, board member and homeowner communications, emergency response services, and transitions in property managers. Financial planning and management services include monthly financial reporting; budget development and analysis; cash disbursements and cash flow projections; operating and reserve account bank setup and maintenance; and rent, assessment, and common charge collections.

On-site management responsibilities include ensuring all critical safety systems within buildings are properly evaluated, monitored, and inspected; negotiating association services in such areas as utilities, refuse collection, snow removal, and pool maintenance; and collaborating with professionals retained by a board, including accountants, attorneys, and engineers.

Communication management services are designed to engage all community association members and provide important information through the use of newsletters, notices, telephone access, and a community web site. The goal is to provide clear and continual communication to prevent problems from developing and to promptly address issues when they do arise.

Emergency response management provides community association members with access to maintenance service assistance seven days a week through on-call personnel and IMPAC Property Management’s centralized emergency telephone hotline. The hotline may be called anytime, day or night. Read Less
