  • THE OFFICEBUILDING CONSISTS OF 3 FLOORS, WHERE FIRST AND THIRD FLOORS ARE ELEVEN FEET TALL (FLOOR TO FLOOR), AND THE SECOND FLOOR IS NINE FEET HIGH. THE MAIN ENTRANCE DOOR IS DEEPENED FOR 5 FEET TO PROVIDE A CANAPÉ. SUN SHADING SYSTEM GIVES THE FAÇADE A SECOND SKIN TO PREVENT OVERHEATING AND UNWANTED SUN; IT HAS 3 FEET SPACING FROM ELEVATION TO ALLOW THE GLAZING TO BE WASHED. THE ROOF IS FLAT WITH A SLOPE OF ¼”=1’.

    1. STRUCTURAL SYSTEM

    STRUCTURALSYSTEM OF THE BUILDING IS A CAST-IN-PLACE CONCRETE MONOLITH (FOUNDATION,COLUMNS, WALLS AND FLOOR SLABS), REINFORCED WITH STEEL REBARS. THE FOUNDATION IS A CONCRETE STRIP, SINCE THEBUILDING WEIGHT IS GOING TO BE HEAVY, SO IT HAS TO BE ABLE TO SUPPORT THENECESSARY LOADS. LAYING ON THE FOUNDATION, THE GROUND FLOOR SLAB IS ON THEGRADE, ALSO CAST-IN-PLACE CONCRETE REINFORCED BY WELDED WIRE FABRIC. THERE IS AN INSULATION LAYER AND A MOISTUREBARRIER UNDER THE GROUND FLOOR SLAB, TO PREVENT THE HEAT LOSS AND ACCESS OFMOISTURE.
    VERTICALSTRUCTURAL ELEMENTS, WHICH ARE CONCRETE WALLS ON SIDES AND COLUMNS IN THEMIDDLE, HAVE 15 FEET SPAN. COLUMNS HAVE CIRCULAR SHAPE IN SECTION, WITH THEREINFORCING STEEL REBARS, THAT PROTECTED BY 2” THICK CONCRETE LAYER TO PREVENTTHE DECAY. UPPER FLOOR SLABS ARE 8 INCH THICK, CAST-IN-PLACE REINFORCESCONCRETE.
    THE ROOF IS FLATWITH A CONCRETE SLAB 8 INCH THICK AND A CONCRETE PARAPET 3 FEET HIGH,REINFORCED WITH STEEL REBARS.

    2. ROOFING
    THERE IS A THERMAL INSULATION ON TOP OF THEROOF SLAB, CREATING ¼” = 1’ SLOPE TOWARDS THE FRONT ELEVATION, AND ROOFINGMEMBRANE UNDER IT TO KEEP THE BUILDING DRY. THREE LAYERS OF BUILT-UP ROOFINGWITH A LAYER OF WELL ROUNDED GRAVEL TO PROTECT THE ROOF FROM DAMAGE. RAIN WATEREXITS THE ROOF THOUGH THE OPENING IN THE PARAPET TO A RAIN LEADER, ATTACHED TOTHE FRONT ELEVATION OF THE BUILDING. THE METAL SCUPPER IS ATTACH TO THE OPENINGIN THE PARAPET. TOP OF THE PARAPET IS PROTECTED WITH FORMED METAL COPING, WHICHIS ATTACHED THROUGH THE PIECE OF WOOD. FLASHING AND COUNTER FLASHING, ATTACHEDTO THE PARAPET WITH A REGLET, KEEP THE WATER FROM GETTING UNDER THE BUILT-UPROOFING MATERIAL.


    3. GLAZING
    STOREFRONTGLAZING SYSTEM IS USED FOR THIS BUILDING. THE MATERIAL FOR THE FRAME ISALUMINUM, WITH AN INSULATING GLASS FOR SECOND THIRD FLOORS AND TEMPERED GLASSFOR THE GROUND FLOOR. ON UPPER LEVELS THERE ARE GLASS DOORS TO ALLOW THE ACCESSTO WASH THE GLASS FROM THE OUTSIDE. THE MANUFACTURER FOR THIS GAZING SYSTEM ISMANKO WINDOW SYSTEMS, INC.

    4. SUN SHADING SYSTEM
    THE SUN SHADINGIS A GALVANIZED STEEL MESH MADE BY CAMBRIDGE ARCHITECTURAL. IT PROVIDES OPTIMALSHADING TO PREVENT OVERHEATING AND STILL ALLOW TRANSPARENCY FOR VIEWS. THESCREEN WITH MESH IS PARALLEL TO THE FAÇADE AND FRAMED WITH STEEL L-SHAPEDPRODUCTS. THE SCREEN IS ATTACHED TO THE BUILDING THROUGH EMBEDDED PLATE (IN THECONCRETE) AND STEEL I-BEAMS.
