An Asset Management Company New York, New York / 100,000 SF Budget: Witheld at Client’s Request Completed: September 2011 The design team was commissioned to redesign the offices of this Asset Management Company in New York City. Due to the high-stress and long hours this company’s industry requires, the client needed certain criteria to be met in order to ensure the comfort, security and privacy of their employees. Guests and clients are immediately greeted by an open and inviting reception space showcasing a dramatic two-story volume with a communicating stair case looking out onto the picturesque New York skyline. The open staircase is anchored by a two-story, backlit onxy wall that provides a soft, warm glow to the space. The accommodations for the trading floor were a high priority for the client. Visibility from the head trader’s offices to the trading floor was critical, and a comfortable environment is essential for higher productivity. The custom trading desks are fit with state of the art technology for fast and clear delivery of data and information to each trading desk. A break away / pantry space is located adjacent to the trading floor to allow for the traders to be away from their desks while still monitoring and maintaining a visual connection to the floor and their desks. The nature of this company’s work is highly sensitive and requires an exceptional level of acoustic privacy. To achieve the maximum level of acoustic privacy while maintaining the access to daylight within the space required a special system of glass walls made of an assembly of two panes of glass sealed to provide an air space that buffers the transmittance of sound from one space to another. The client’s goal was to organize the various groups within the company so they are situated appropriately for efficient, stream-lined work flow. The internal stairs between floors not only provides a grand space, but also helps to maintain the communication between floors. A designated conference center allows for clients and guests to meet in a private setting without exposure to the general staff and other support spaces. The ‘z’ shaped floor plate offers more opportunities for natural daylight than a rectangular floor plate. The plan takes advantage of natural daylight allowing the majority of the private offices to line the exterior walls and sharing the daylight with the internal open office space through the clear glass office fronts. The light colored stone flooring reflects the natural daylight into the space from the perimeter. A series of wood planes that fold from ceiling to wall and around corners add a dynamic element of warmth and texture. The perception of movement in the space is further articulated by the angular lines in the ceilings and walls to reveal voids and spaces that are filled with light. The space is punctuated by an art collection comprised solely of photography in subjects representing the various cities and cultures the company is represented in. There are also subjects that portray the strength and character of the company. Read Less
