£85 million mixed use, retail and residential new build, for Tesco/Spenhill in Woolwich Arsenal.

The scheme provides a modern, large Tesco superstore with surrounding smaller retail units on the ground floor and 259 private and affordable residential units, partly wrapping itself around the store as well as mainly sitting on an elevated podium deck sitting above the retail store.

The residentail units are divided into separate individual blocks clad in staggered zinc as well as 'Trespa' metal panels, with south facing balconies and north facing wintergardens.

The design deals with separate uses and blocks but provides a unified whole by materials and certain design elements such as a zinc ribbon which wraps and folds itself throughout the scheme.
