Heat Distribution Systems Creates Efficiency

Led by its co-founders Paul and John Salib, Castellan Real Estate Partners is a vertically integrated real estate firm with a team of over 20 construction, property management, and investment professionals. Committed to sustainability, Castellan Real Estate Partners undertakes energy audits across its portfolio of properties to identify areas where energy savings are realizable. One of these areas is balancing the heat distribution systems of buildings.

A majority of multifamily properties in Northern Manhattan and Brooklyn use centrally metered systems for heating. Because these systems wear out over time, there can be disparities in heat dissipation between different units in the same property. Hence, one unit receives little heat while another receives too much heat. Consequently, during cold weather, property managers increase boiler temperatures so that the units getting little heat now get more. However, this also means the ones that were already getting plenty of heat now have to deal with a lot more. Some of them even have to open their windows to balance out the excess heat. Overall, this causes energy wastage.

Heating systems in multifamily homes should be balanced out to prevent wastage and high operational costs. One way to do this is by installing new vents to distribute heat equally. Alternatively, a property manager can restrict existing venting to achieve the same purpose.
