The KAUST Commercial Centre consisted of civic squares, offices, retail, theatre, restaurants, and a waste management building. The rest of the site was allocated for 1000 residential units and recreational amenities such as, a golf course, yacht club, library, and marina totaling 65 hectares.

The buildings were organized to create appropriately scaled three civic squares. A forecourt facing the university building for public events with a high canopy structure, a middle court to serve as outdoor seating for the retail and restaurants, and a garden forecourt facing the mosque.
Commercial Centre, the 2-storey building holds a theatre and offices on the second floor, retail spaces on the ground floor. The 1-storey building to the left holds a series of retaurants facing the courtyard.
