The firm was commissioned in mid-2002 to revitalize an urban “brownfield” on Main Street in Poughkeepsie, New York. The $13 million, 67,500 square foot development is comprised of 54 affordable homes as well as street-level community, management and commercial space. The Main Street elevation was designed as multiple “infill facades” to extend the existing character and scale of the late 19th and early 20th-century streetscape one block to the east.

Working closely with a team of seasoned developers and financial professionals and in partnership with the City of Poughkeepsie Development, Planning, Building and Engineering Departments, as well as various state and local agencies an abandoned, industrial property was reclaimed as a centerpiece of the city's re-emerging downtown community. Financing was secured from multiple sources including competitive funds from the New York State Division of Housing and Community Renewal, a grant from the Federal Home Loan Bank's Affordable Housing Program, and assistance from city and county governments.

The property was developed by Pennrose Properties, Inc. and Duvernay + Brooks, LLC.

The project was built by Lasberg Construction Associates, Inc.

Construction was completed and the building was occupied in 2006.
