Mixed-use development comprised of twincondominium towers and retail plinth. The project takes advantage of its dramatic position along thewaterfront on Staten Island through varied facade types that respond to the natureof the views and relationships they frame with the immediate context. The facades that overlook the Hudson Riverand Manhattan are floor to ceiling glass, emphasizing the dramatic panoramas ofthe water and city. The views inwardtowards Staten Island are defined by more controlled punched openings. This specificity of relationship betweenviews and building skin enhances the quality of the interior spaces whilesimultaneously resulting in a dynamic building that reflects the qualities of the surrounding context.
