A remediated ex- service station site in a heritage zone that is unsaleable. The client required a speculative scheme that would 'help sell the site'. The context in Neutral Bay was mixed, the site was overlooked and dominated by traffic with access on two sides.

Two solutions were proposed:
Naturally when the two schemes were presented to the local authorities, whilst the radical scheme was preferred, the modest scheme was endorsed as more readily approved by the Council.
The conservative scheme was used in the real estate marketing, and the site was duly sold.
