235 West Van Buren Chicago, Illinois
Following the successful completion of the Contemporaine project, Perkins+Will was selected by the same developer to design this new, 950,000 square foot residential building in downtown Chicago. This 46 story condominium tower consists of 650,000 square feet of residential space with 11 floors of parking for a total of 572 parking spaces. The first floor of the building will house approximately 6,000 square feet of retail space. The 714 condominium units will target first time home owners, all 1-2 bedroom units ranging in size from 650 to 1,300 square feet.

The rectangular shape of the building efficiently fills the site, while differing facade textures of glass and concrete blend with both the residential background of the South Loop as well as the more urban designs that make up the Chicago skyline to the North. A ribbon element frames the residential portion of the structure while tying together the seemingly random balconies and varying facades.
