ThumbPrint House
Baltimore, MD
Adaptive re-use of an existing carriage house (that used to belong to the adjacent main-house) into a modern, affordable, sustainably designed 2 bedroom / 2 bath, single-family "Trinity” (one use per floor), for the Average Joe & Jane.
The lot is a meager 15 'x 17', and the structure has a footprint that fills the entire lot with no setbacks on any side (considered Non-Conforming by Zoning, and thus will require an Exception).

The Butcher’s Hill white brick box last housed a small sandwich shop, which was better known for selling other neighborhood treats (if you know what we mean).

The front facade of the 2nd and 3rd floors will be made from two insulated glass garage doors, and on a nice day the whole house will be able to open up to its environment. The 2nd and 3rd floor addition is to be fabricated off-site (modular), and it will be sided with BS 1088 British Standard Hydrotek Meranti multiply marine plywood with a marine epoxy clear coat -- or -- smooth faced HardiePanel, in the "Timber Bark" color.
