Townhouse Prototype

Location : Managua, Nicaragua
Date : 2014
Gross Buildable Area : 200 m2
Site Area: from 350 to 400 m2

The idea behind this townhouse prototype is to maximize the typical rectangular site and to break the monotomy of identical facades with the use of smart planting and landscaping. A clear horizontal line is emphasized in elevation by the change in materials.  This horizontal line clearly defines the public realm on the ground floor from that of the private most second story where the bedrooms are located. The ground floor plan is angled just slightly to open up the interior spaces with the adjacent garden, thus breaking the typical plan distribution with front-and-back yards. All these townhouses are made up of 3 bedrooms, each with a bathroom and generous walk-in closets, a medium size kitchen that can be integrated to the living and dining room and a covered outddor terrace that opens up to the garden.
