The City of PezoDromoi

The project is an academic work for one of our course named, "Subdivision and Planned unit Development Planning" in Regional and City Planning Masters program.
Riverside, an urban neighborhood adjacent to the Downtown Oklahoma City, is characterized by small to medium-sized apartments, primarily rented by single families. The community boasts a diverse population, with Mexican, Irish, German, French, and Native American ancestries among the residents. The Riverside neighborhood, particularly known for its Hispanic population, centers around the Little Flower Church, serving as a cultural hub. Despite its cultural richness, Riverside faces challenges such as low income levels, a lack of children under 17, and poorly developed zoning, including industrial zones adjacent to residential areas, causing discomfort.
However, Riverside also offers advantages such as its picturesque location along the Oklahoma River, ample recreational amenities, and proximity to workplaces. Despite these positive aspects, the neighborhood's potential for residential development has been hindered by its current zoning distribution, aged housing stock, and demographic data. Nonetheless, recent city developments along the riverbank and a growing demand for  living in a location with closure proximity to urban amenities indicate potential for improvement of this site.
By reorganizing zoning, refurbishing or rebuilding aging houses, and capitalizing on the neighborhood's proximity to recreational amenities and urban functions, Riverside could transform into a highly sought-after residential area. With careful planning and investment, Riverside has the potential to emerge as a thriving suburban community, catering to a diverse range of residents seeking a blend of suburban tranquility and urban convenience.
The term "Pezodromoi" originates from the Greek language and refers to walkways. Our team's concept of a walkable community draws inspiration from European cities known for their pedestrian-friendly infrastructure, providing easy access to urban amenities within walking distance. The Riverside neighborhood's strategic location positions it as a key area for growth within the city. Establishing a unique walkable community here would not only contribute to decarbonization efforts, reducing greenhouse gas emissions, but also enhance the well-being of future residents interested in walkability, bikeability, and mixed-use neighborhood developments.
