Project Description:
Achieving the ‘impossible’ - The construction cost of our recently completed Knysz Office &Warehouse Building is $93 per square foot.   Armed with a clear understanding of our client’s budget and project objectives, we created a clear vision and purpose at the onset of the project, the key ingredient that motivated our design team to overcome many design and construction obstacles.  We utilized value engineering by working directly with suppliers and contractors during the design process, and utilized this feedback as a tool to navigate our design solutions towards achievement of our vision.  Typically, a building of this caliber, fusing a unique sculptural form with custom architectural detailing, would be constructed in the range of $125-$150/sf.  Our involvement was not limited to the design of the building, we also represented our client throughout the pre-design and construction phase.  We carefully observed the construction process, negotiated quality solutions with the contractor, certified contractor’s applications for payment, and rejected unwarranted change orders.  The substantial cost savings for the client resulted in reserve funds that were used for quality finishes and start-up operation costs.  
The main floor of the building encompasses a total of 9,100 square feet of Dental Equipment Sales, Dental Equipment Warehousing, Wine Distribution, and leasable warehousing area.  The bold roof forms are angled at the proper slopes to accommodate an additional 6,734 square feet of second floor leasable office or medical space for a total building areas of 15,492 square feet.  The second floor office areas provide the following advantages:
•  Flexibility to accommodate a wide range of sizes and configurations for tenant office space, 
•  Ability to carve-out varied ceiling heights by utilizing the sloped roof forms,  and 
•  Positioning along the north property line to highlight the 50' elevation drop to a scenic view of the Rouge River.
