The project stems from the intentto promote the independent play and recover the original Broadway’s pioneering spirit. The proposal is for a mixed-use building that, in addition to themain function of theater, welcome inside offices and residences. Underlying, there is aneconomic reason. Given the high price of land in Manhattan, isconvenient, in order to maximize the potential value of the plot, thicken agreater number of functions within a single building. Part of the proceeds, due to the sale or rentalof the real estate units, will fund the theatrical activity as long as theentire structure will not become economically independent and therefore able toprovide a really unconditional cultural activity.
The plot is cut from the High-Line Park, a linearurban park born on the ruins of an old railway line, whose structure is abarrier for those passing on the street level. In order to connect the urban space with thebuilding, it was created a large green platform, raised from street level tothe height of the old tracks, forming a sort of green terminal, expansion ofthe hanging park. The theater’s volume was raised and supported byfour piers containing mixed-use spaces, whose union in pairs gives more spaceto the green square at the base of the building. On the roof of the theater, are also raised twotower buildings, one for the residences of the actors and the theater’ s staff,the other used as a hotel. The west building is finally rotated 90 ° to allowbetter exposure overview of all residences.
