The steel framework also provided for sheltered north and south balcony decks to be formed under the pitch of the roof, this creates immediate outside living space from the main upper ground floor daytime living space. A space which is an open plan volume running full length of the house, with aspects to the mature garden landscapes and parkland opposite. Full height high efficiency double glazed aluminium framed screen walls with bi-fold doors allow access to the deck areas, whilst a long timber framed bridge leads visitors from the quiet back lane approach across the sloping site and directly into the upper ground floor areas. 
 
The ground floor is given over to high quality bedroom, bathroom and study spaces with direct access to the garden areas.
 
The infill walling to the steel superstructure is a highly insulated timber frame panel system, erected on site and layered with Eco Wool recycled polyester quilt and multi-layer reflective 'superquilt' type insulation sheathing. This with an over layering of insulation to the existing brick walls with a cement render finish gives a dwelling with high insulation values and a low energy requirement that balances out the large areas of external glazing and high open living spaces.
 
The Planning Application was supported at all levels locally and with the City Council and was approved at officer level without any need for recourse to a Planning Committee despite the avant garde design style.
 
The materials chosen, were for ease of site use and local availability, low embodied energy materials were a priority, as was recycling of original structure and materials on site. Low maintenance for future occupants and potential recycling of materials was encompassed as standard design and build procedure.
