The best place to buy overseas is west of Daun Penh and Chamkar Mon for oversea property(海外置業), and further from the river, 7 Makara is not as central (and less expensive) as the two. But some predict that much of Phnom Penh's future expansion will take place in this part of the town as urbanization continues.
Many cafes have started to appear. International brands such as Cold Stone Creamery, Burger King and Krispy Kreme opened their first stores here.
You can easily see why 7 Makara is likely to be swallowed up by the city centre within the next decade. This will increase the value to the level of the city centre.
Some properties west of 7 Makara also have potential. Consider taking a look at the Tuol Kouk and Por Senchey districts near Phnom Penh Airport.
Siem Reap
Angkor Wat is the largest religious building in the world and a popular area for overseas real estate. Today, it is also one of the most visited attractions in Asia, attracting more than 2 million visitors each year. Siem Reap is located on the edge of Angkor Wat and Cambodia's second largest city.
Siem Reap will naturally benefit from Cambodia's tourism boom. The city's airport, which has just completed a major makeover, welcomes overseas property investors. It needs one because the number of arrivals increases by about 10% every year.
There are many apartments in and around the city center. So your first thought might be to start a restaurant or hotel to make money from the booming tourism industry.
However, if you do not live in Cambodia for 海外置業, it will be very difficult. And it may not be the best way to invest in Siem Reap real estate either.
Instead, Siem Reap is a great place to cater to the local middle-class market. With the development of tourism, more and more Khmer people enter the tourism industry and buy properties overseas.
A large number of these jobs are in Siem Reap and are well paid by local standards. So the abundance of employment opportunities means it is possible to rent to Cambodia's rising middle class without becoming a slum landlord.
Downtown Siem Reap is the only neighborhood where foreigners (海外置業)can find luxury condos that suit them, with very few exceptions.
The outer areas of the city mostly have land and houses for sale, not apartments. They are still solid options for investors who don't mind complex title structures and possibly some build/repair work 海外置業的裝修.
