This architectural preliminary project was developed in Mexico City, our client had the intention of proposing a multifamily housing project in an exclusive sector of the Mexican capital city.
The corresponding market study and the regulations of the property were carried out, which significantly conditioned the characteristics of this design, since the aim was to generate the greatest number of homes possible, but one of the regulations required a minimum area of 150 m² for each housing unit in order to maintain the current population density in this sector.
Another characteristic related to the morphology of the lot is the depth it had, as it required the units to be laid out without the possibility of taking advantage of the longest side for light access and proper ventilation. To do this, voids were available that served as service elements, and others that provided lighting and natural components to social areas of the departments.

Este anteproyecto arquitectónico se desarrolló en Ciudad de México, nuestro cliente tenía la intención de plantear un proyecto de vivienda multifamiliar en un sector exclusivo de la ciudad capital mexicana.
Se realizó el correspondiente estudio de mercado y de la normatividad del predio, la cual condiciono de manera significativa las características de este diseño, pues se pretendía generar el mayor número de viviendas posibles, pero una de las normas exija un área mínima de 150 m² para cada unidad habitacional con el fin de mantener la densidad poblacional actual en este sector.
Otra característica relacionada a la morfología del lote es la profundidad que este poseía, pues obligaba a plantear las unidades sin la posibilidad de aprovechar el lado de mayor longitud para el acceso de luz y una correcta ventilación. Para ello, se dispuso de vacíos que servían como elementos de servicio, y otros que brindaban iluminación y componentes naturales a zonas sociales de los departamentos.
This project is made up of 6 housing units, 5 of them with the minimum required area of 150 m², and one unit arranged on the top level with more than 300 m² of private area.The typologies share the same number of accesses, which correspond to two types, the first being the main access is handled by an elevator that reaches the social area of each unit directly and the second is an auxiliary staircase which leads to an area more hidden in the proposal.
Este proyecto se compone de 6 unidades habitacionales, 5 de ellas con el área mínima requerida de 150 m², y una unidad dispuesta en el último nivel con más de 300 m² de área privada.
Las tipologías comparten la misma cantidad de accesos, los cuales corresponden a dos tipos, el primero siendo el acceso principal se maneja mediante un ascensor que llega a la zona social de cada unidad directamente y el segundo es una escalera auxiliar la cual da a una zona más oculta en la propuesta.
The first typology consists of two rooms each with its private bathroom, laundry area, kitchen, dining room and living room as a monospace and its greatest characteristic is that it has two terraces on each of its fronts.The second typology shows us an apartment with two bedrooms, each with its own bathroom, balcony and private dressing room, an auxiliary bathroom close to the social area and a small clothing room, and like the first example, its kitchen, living room and dining room consist of of a monospace that overlooks its terrace which is located in the front of the construction.
La primera tipología consta de dos habitaciones cada una con su baño privado, zona de lavado, cocina, comedor y sala como un monoespacio y su mayor característica es que posee dos terrazas en cada uno de sus frentes.
La segunda tipología nos muestra un apartamento con dos habitaciones, cada una con su baño, balcón y vestidor privado, un baño auxiliar cercano a la zona social y un pequeño cuarto de ropas, e igual que el primer ejemplo su cocina, sala y comedor constan de un monoespacio que da vista hacia su terraza la cual se encuentra en el frente de la construcción.
The third typology is the largest and most complex, defined as the penthouse, it has 3 large rooms, each with a dressing room, bathroom and private balcony, laundry room, auxiliary bathroom and a small garden that overlooks the hall; It also has a study area and a private office. The social area is divided into two by a small hall with a fireplace, with the living room in an area independent of the kitchen and dining room, which share space, all of which overlook a large terrace that is located on the main facade.
La tercera tipología es la más grande y compleja, definida como el pent-house, cuenta con 3 amplias habitaciones, cada una de ellas con vestidor, baño y balcón privado, cuarto de ropas, baño auxiliar y un pequeño jardín que da vista a la sala; así mismo cuenta con zona de estudio y una oficina privada. El área social se divide en dos por un pequeño hall con chimenea, estando la sala en un área independiente al de la cocina y comedor, los cuales comparten espacio, todos estos con vista hacia una gran terraza que se encuentra en la fachada principal.
On the next level is the roof garden as a private area that is attached to the penthouse, which contains fire pit, BBQ, dining room and jacuzzi spaces.
In this design we seek to implement the comfort of the urban with touches of immersive nature with small green areas present on each of the floors and facade, games of light with openings that also support us in natural ventilation, seeking to optimize the spaces from a morphology with a complex base and trying to find the greatest possible comfort without giving up a contemporary and functional design.

En el siguiente nivel se encuentra el roof garden como área privada que se anexa al pent-house, que contiene espacios de fogata, BBQ, comedor y jacuzzi.
En este diseño buscamos implementar la comodidad de lo urbano con toques de naturaleza inmersiva con pequeñas zonas verdes presentes en cada uno de los pisos y fachada, juegos de luz con aberturas que nos apoyan también en la ventilación natural, buscando optimizar los espacios desde una morfología de base compleja e intentando buscar en mayor confort posible sin renunciar a un diseño contemporáneo y funcional.
In this project we wanted to capture some of the reflections that we have developed together in recent months. The impact of a pandemic has generated recognition of the lack of spaces by individuals that allow contact with nature in the main cities worldwide, the low quality of housing that many homes around the world have.
For this reason, we find that the implementation of terraces and immersive vegetation management allow the populations that inhabit these places the possibility, in the midst of confinement, of having contact with what has sometimes been denied to us.

En este proyecto quisimos plasmar algunas de las reflexiones que en los últimos meses hemos desarrollado en conjunto. El impacto de una pandemia ha generado el reconocimiento de la falta de espacios por parte de los individuos que permitan el contacto con la naturaleza en las principales urbes a nivel mundial, la baja calidad habitacional que posees muchas viviendas alrededor del mundo.
Por esta razón, encontramos que la implementación de terrazas y un manejo de vegetación inmersivo, permiten que las poblaciones que habiten estos lugares la posibilidad en medio del confinamiento de tener contacto con lo que en algunas ocasiones se nos ha negado.
