Office refurbishment project for of an entire floor to develop rental office space for freelance professionals.

Eye bird views of the building and Panoramic views from the office. Built in 1967 the whole building will undergo a complete refurbishment process of its mechanical, electrical and plumbing systems, as well as a facade complete restauration.

Business Center Layout. In order to harness the space and get as many cubicles as possible but at the same time giving a sense of privacy, frameless glass partitions without doors, from floor to ceiling, together with medium height storage furniture will separate workstations. The private offices, delimited only by the same partition and located next to the facade will enjoy the best views and at the same time allowing the others to view through the space, thanks to the furniture of those offices that will be of the same height of the lower window of the curtain wall.
MEP plan.  Detail BIM MEP project to overcome the challenges of fitting the required components into tight spaces, and then provides interference checking to detect collisions during the design process - reducing the risk of construction cost overruns, due of tight distance of 3 meters between slabs that together with the structure in some places only let 2.15 meters open space.
Due to the little height below the slab and the beams, it will be impossible to build a continuous false ceiling which if built will give an oppression sensation,  to solve this problem and in order to give some acoustic comfort and privacy, instead, an acoustic blades open ceiling system will be implemented. All the pipes, duct, electric's trays and mechanical equipment will be painted in white (the latest with an special acoustic system)
The partition system will be of two types of glass, transparent and white, distributed to allow some privacy but and at the same time letting see to the outside.
Corridors where most of the installations are located and because its narrow proportion, instead of sealing all the equipments with a ceiling, a significant number of flat LED light fixtures,  placed a long de corridor will create a sense of ceiling and the light from the fixtures will blur out the installations, making easy the maintenance of the equipments.
