While most homes do not have major material defects, some do and may not be recognized by the current owner or potential buyer. This, along with deferred maintenance issues that can be identified through inspection, may mark a property as a possible "money pit" for the purchaser.  FHIA will provide an unbiased third-party overview of the current condition of the property for General Pre-Listing or Pre-Purchase clients. This approach allows the Pre-Listing client to make needed repairs ahead of time so that defects won't become negotiating stumbling blocks, and for the Pre-Purchasing client, an inspection reduces the chance of unpleasant surprises post-escrow.   

Manufactured, Mobil or Modular Home Inspections

 FHIA is also certified to inspect Manufactured, Mobil or Modular homes. Although some of the terms to describe these types of homes are often interchangeable in informal conversation, understanding the subtle differences for inspection purposes requires specialized training.  Your Mobil or Manufactured Home will be inspected for defects that are specific to those types of structures, including fire safety issues, and the plumbing, heating and electrical systems, as well as the home's body, frame and foundation requirements.  It will also be checked for affixed seals that certify that the home was built in compliance with U.S. federal housing codes.
