    Key to reaching a broader, more specific audience is optimized videos that run simultaneously and continuously. In order to accomplish this, I make a master video of your property which is used to create multiple videos of varying lengths. No two videos are alike.
    Some are entirely video, whereas others are a combination of video, video images and photographs. 

    All videos are set to MUSIC with titles, transitions and special effects, then featured on personal and professional online channels and social media websites. Reaching beyond channels and websites to individuals searching on associative keywords, viewers have the option to link or to embed my videos to other individuals or websites.     Before I accept a listing, I schedule a personal interview with a prospective client to present an overview of my marketing strategy and to gain a clear understanding of our mutual goals.

    Combination of Video & Video ImagesThis home is in a neighborhood where there are a number of 60's cookie cutter type homes. My clients had invested close to42K in renovations & updates and deserved a higher selling price.  
    First, the Sellers supplied me with a list of  improvements and associated costs that I highlighted on their "private" presale video of the property. Upon viewing, they were inspired to complete certain projects prior to listing such as power washing  the deck, organizing the large shed, painting the small detached shed and certain interior walls/trim, decluttering and moving items to a rented storage unit. It was remarkable how much they accomplished in short time.
     
    Just prior to listing on the MLS, I shot more photos and video for the branded and unbranded videos, finalized a listing video and an open house video, created flyers and scheduled printed advertising.  Then with current appraisal in hand, my sellers were in a strong negotiating position to list their property. I published multiple videos for my websites and other social media websites, and promoted my non-stop open houses all the way through the inspections and appraisal to get backup offers.
