Casa Breva del lago is located in the western United States at Lake Las Vegas Resort. LLVR is a 2,243 acres resort
planned around a 320 acre, two mile long man made lake. The architectural vision for this home is one of an
understated rustic dwelling that blends within the natural fabric of the landscape. A home that expresses the simple,
timeless qualities and diversity found in the temperate European countryside, where families slowly expanded their
homes into sprawling compounds, with gallerias of tall doors inviting in the sun, and with loggias extending elegant
interiors out to piazzas and cortili (Italian for "courtyards").Those ancient estates provided the inspiration for Casa
Breva del Lago.
This home draws inspiration from Tuscan farmhouses. Natural construction materials, colors and design patterns
provide design continuity and link this home to nature. The objective for this home was to create a sense of serenity.
It has two master suites in addition to a private casita that offer individually unique experiences. The home
successfully captures the incredible pastoral vistas of both the golf course and the lake with Lava Butte (an extent
volcano) as a back drop. Two separate courtyards serve distinct purposes for this 6000 square foot home. One helps
define the entry while the other creates a separate, more private living and dining experience.
A brick paver driveway greets visitors and leads them past the cascading waterfalls of the negative edge pool to the
auto court. A stone wall and iron gate escort guests to the 50’ x 50’ open air courtyard entry with distinctive Italian
styling from the stone tile pavers to the stone and stucco exterior. Two wrought iron balconies overlook the
courtyard and exposed heavy timber detailing complete the look of timeless warmth. Step back in time through a
distressed knotty alder door recessed into the 2-story turret to experience the Old World charm beyond.
From within the home, Casa Breva uses the courtyard entry to bring the outdoors in. A pocketing window wall in
the expansive great room disappears to reveal beautiful long-distance vistas of the deep blue lake, Rainbow
Mountain and Lava Butte. Looking out across the courtyard entry from the great room, the negative edge pool
creates the illusion that it is on the same plane as the 320-acre lake beyond.
Rear courtyard and rose garden
A more personal entry welcomes the property owner who parks in the garage and enters the home from the rear 40’
x 20’ courtyard and rose garden. Lush golf fairways extend beyond to create a serene space that serves as an
outdoor living and dining area. Easily accessed from the downstairs master via a walk-through door, this south
facing courtyard includes an additional 20’ x 16’ covered sitting area with stone tile pavers. An outdoor kitchen
compliments this space and includes a stainless grill, counter space and refrigerator. Overnight guests can also use
the rear courtyard to access the guest casita just above the garage, adding to the increasingly popular compound feel
of old Italy.
Two pocketing window walls make this rear courtyard even more open and accessible from both the great room and
dining room. When these pocketing walls disappear, big open spaces are created for entertaining, with an almost
