“Rose-Mary Сafe” is a low-budget project by the YOVA YAGER hospitality design about responsible renovation of the “Rosa” knitting factory historiс premises to a modern public place, with accurate preservation of its authenticity. The goal was to create an up-to-date city cafe in a European metropolis, with multi-functional zoning and a seasonal menu where citizens can gather together for eating, playing and social evenings. To follow the principles of sustainability, a 120-year-old abandoned building in the city center was transformed into a multifunctional useful space, keeping its authenticity. It took about six months, but the result exceeded all expectations.

Rethinking the historic knitting factory building to create a conceptual city cafe in the
new budget project of YOVAYAGER hospitality design studio.
The “Rose-Mary” project is a continuance of a special collaboration of like-minded people,
Yova Yager, a chief designer and a founder of YOVA YAGER hospitality design studio and a customer, Anna Andrienko, an owner of the “Altrueeast” restaurant. The main idea of this project is making responsible transformation of the old industrial building with the accurate preservation of its authenticity to a modern city cafe within the small budget. To create a space with a simple menu and special zoning, where any guest from neighbouring office centre and coworking can find their favourite place.
“Rose-Mary” is a cafe of 320 sq.m. with an unusual for Kyiv work schedule and format in
general. On the one hand, as a classic business cafe, “Rose-Mary” pizzeria works on
weekdays, opens at 8.00 and offers breakfast and business lunches. On the other, at
weekends there are held lots of special events, so that the cafe is fully equipped for such
cases with a large screen, a projector and a gaming area.
The 120-years-old building, which houses the cafe, belongs to the knitting factory in the name of Rosa Luxemburg, as it was called in the Soviet times, or just “Rose”, as it is today. Its historic heritage embraces different eras, being transformed in four architectural styles from Gothic to Constructivism.
Today, in front buildings of the complex there are an office centre and a coworking place
made in the 21st century style, which is actually not easy to define. Also in one of the rooms now is the city cafe “Rose-Мary”, named both in memory of the legendary factory and also because of rosemary – a favourite seasoning in Neapolitan pizza recipes, which lays in the basis of the menu. As a symbolic element of the concept of rosemary can be found in tables’ decoration and beverages – tea, lemonade and cocktails.
Anna Andriienko, the owner of the establishment, says that she has been inspired by various projects around the world, especially american ones, where designers restore old factory premises and giving them a chance of a second life. For example, the Pinterest office in SF, Bread street kitchen in London or Wework offices. “When Yova and I saw this space, we realized that we need to maintain maximum authenticity”. So that it was decided to leave the original ceiling and walls, keep the tiles on the columns, and reconstruct the old window glass blocks.
To get the feeling of naturalness there are used wooden materials and textured various
shades of terracotta from burnt clay to the color of blood and wine. The greenery of living
plants places throughout the space refresh and soften herbaceous and mustard shades of
complex red on the walls, furniture and decorative elements.
In her desire to realize “the less is more” principle, a designer Yova Yager proposed minimum of decorations, using only living flowers, oxygenating the cafe, and neon graffities. The walls are partly tiled with plastic lids recycled by the only local manufacturer, the Odessan company “Precious plastic Ukraine”. The previous joint project Yova and Anya realized also in collaboration with this partner. It was a design communication campaign for actualization of the plastic waste problem in the country, and, as a result, a mobile food truck from the “Altrueest” restaurant was created.
The room is 7 meters height and has large windows throughout the entire space. It gives a lot of daylight, which is a huge advantage. All in all, there are implemented several non-standard lighting solutions at the same time. Thus, RGB LED strips with smart control system save energy and create a party atmosphere. Cylindrical lamps situated in the center of the first floor room are made from used fluorescent lamps. Standing lamps with paper lampshades made from old patterns of the “Rosa” factory are mixed with pots with green plants.
The cafe offers four main zones: a common room with a varied seatings, an open bar-kitchen, a meeting & play zone under the balcony and the balcony for having private atmosphere. Pizza is prepared in the contact bar area, where you can watch the whole process of cooking with a glass of an in-house rosemary aperol spritz.
Meeting & play zone gives a possibility of an individual zoning. Guests can hold business
meetings, celebrate special days or play games at the big wave-shaped table, made, like all other furniture, by the Ukrainian “Verdi” company.
The stylistic contrast of the first and second floors expands the possibilities of the institution and makes it more expressive. The balcony, in contrast to the bright terracotta of the ground floor, is white, light, and monochrome. It solves the problem of low balcony ceilings and offers a quieter privacy or chill out with a DJ at the same time.
Переосмысление исторического здания трикотажной фабрики для создания концептуального городского кафе в новом бюджетном проекте студии YOVA YAGER hospitality design.
Проект Rosemary – это продолжение особенной коллаборации единомышленников, Йовы Ягер, главного дизайнера и основательницы студии YOVA YAGER hospitality design и заказчицы, Анны Андриенко, владелицы ресторана “Альтруіст”.
Основная идея проекта – ответственное преобразование старого промышленного здания с максимальным сохранением его аутентичности в рамках малого бюджета для создания современного городского кафе. Заведения с простым меню и особым зонированием, где любой гость из соседнего офисного центра и коворкинга найдет себе любимое место.
Rosemary Pizza – это кафе в 320 кв.м. с необычным для Киева графиком работы и форматом в целом. Как классическое бизнес-кафе пиццерия Rosemary работает по будням, открывается в 8.00 и предлагает завтраки и бизнес-ланчи. В выходные дни здесь проходят специальные программы, для чего предусмотрен большой экран, проектор, оборудование и зона для игр.
Здание, в котором расположено кафе, швейной фабрики имени Розы Люксембург в советское время и просто “Роза” сегодня, имеет более, чем 120-летнюю историю, охватывающую разные эпохи, трансформируясь в четырех архитектурных стилях от готики до конструктивизма*.
Сегодня фронтальные здания комплекса переоборудованы под офисный центр и коворкинг в сложно определяемом стиле 21 века. И в одном из помещений теперь открыто городское кафе Rosemary Pizza. Названо оно так в память о легендарной фабрике и потому что розмарин – любимая специя в рецептах неаполитанской пиццы, основа меню заведения. Как символичный элемент концепции розмарин встречается в декоре на столах, в чае, лимонаде, коктейлях.
Анна Андриенко, владелец заведения, говорит, что ее вдохновляют проекты по всему миру, особенно в США, в которых переделывают старое фабричное помещение и дают ему возможность новой жизни. Как, например, офис Pinterest в СФ, Bread street kitchen London, офисы We work. “Когда мы с Йовой увидели помещение, поняли, что хотим сохранить максимальную аутентичность”. Поэтому, было решено оставить оригинальные потолок и стены, сохранить плитку на колоннах, реконструировать старые стеклоблоки окон.
В дизайне было использовано дерево и фактурные оттенки терракотового – от обожженной глины до цвета крови и вина, что создает приятное ощущение натуральности. Травянистые и горчичные оттенки сложного красного на стенах, мебели и в элементах декора освежает и смягчает зелень живых растений по всему заведению.
В своем стремлении реализовывать принцип less is more дизайнер Йова Ягер предложила минимум декора, только живые цветы, насыщающие кислородом кафе, и неоновые надписи на стенах. Часть стен облицована плиткой из переработанных пластиковых крышек единственным локальным производителем, Одесской компанией Precious plastic Ukraine. Именно с этим партнером Йова и Аня реализовали свой предыдущий совместный проект. Это была дизайн-коммуникационная кампания по актуализации проблемы пластиковых отходов в стране, в результате был создан передвижной фургон от ресторана “Альтруіст”.
Помещение имеет высоту около 7 метров и большие окна почти по всему периметру. Это дает преимущество – много дневного света. В целом в заведении реализовано сразу несколько нестандартных решений по освещению. RGB светодиодные ленты со smart системой управления, экономят электроэнергию и создают атмосферу вечеринки. Цилиндрические светильники в центре первого этажа, изготовленные из бывших в употреблении люминесцентных ламп. Напольные светильники с бумажными абажурами из старых лекал фабрики “Роза”, разбавленные вазонами с зелеными растениями.
Заведение условно предлагает четыре основных зоны: общий зал с разнообразной посадкой, открытый бар-кухня, meeting & play zone под балконом и балкон для уединения в другой атмосфере. Пиццу готовят в зоне контактного бара, здесь можно с бокалом фирменного шприц апероля с розмарином наблюдать за процессом ее приготовления.
Meeting & play zone имеет возможность индивидуального зонирование. За большим волнообразным столом проводят деловые встречи, отмечают праздничные события и играют в игры. Этот стол, как и всю другую мебель заведения изготовила украинская компания Verdi Company. Йова в проектах довольно часто использует индивидуальные разработки. В этом проекте использованы стулья из совместной коллекции Йовы Ягер и компании Verdi, разработанные специально для художественно-социального проекта “Жили-Були”. **
Стилистический контраст первого и второго этажей расширяет возможности заведения и делает его более эмоциональным. Балкон, в отличие от яркого терракотового первого этажа – белый, светлый, монохромный. Это помогает одновременно решить задачу низких потолков балкона, предлагает более спокойное уединение или chill out с диджеем.
В целом от концепции до деталей декора и интерьера этот проект демонстрирует главный принцип работы студии YOVA YAGER hospitality design – first rethink, then design. Это пример осмысленного подхода в современном дизайне, где старый, но значимый промышленный объект в плохом состоянии преображается в нужное для города заведение со своим характером и сохраненной аутентичностью.
