Multifamily Amenity Supply - What Do Renters Want?

Frank Roessler, the founder of Ashcroft Capital, has maintained a long career in multifamily investment. Investors like Frank Roessler should remain aware of current trends in multifamily offerings, in an effort to tailor their expenditures to attract as many renters as possible.

Many renters seek amenities that are not always available. More than half of prospective renters want in-unit laundry equipment, but less than one in six properties offers it. More than half of renters seek air conditioning as well, but only about two in five properties offer it. Conversely, about half of all developments allow cats or dogs, but only about one in eight renters are looking or a cat-friendly apartment, and only about one in four want a dog-friendly development.

With that said, the demand for specific amenities is not the same across the board. San Antonio renters, for example, expect a lot from their properties. The demand levels for San Antonio renters are the highest for amenities, such as air conditioning, parking, and pool access. New Yorkers, conversely, have relatively low amenity demands.

While taking into consideration a renter's request for specific amenities should be done, property owners don't need to satisfy a renter's every desire. Instead, they should focus on maintaining a safe and comfortable place to live that satisfies a renter's needs.
