£200,000 complete ground floor refurbishment and basement and ground floor extension to a 3 bed family home in Mill Hill, north London, completed in partnership with Peter Griffiths.

The client wanted to expand their living space as well as creating a contemporary, open plan interior.

The garden is significantly lower than the existing house, so the architectural move was to extend into the garden and use the excavated space underneath the garden extension to create a basement room to maximize the usable space, with full height glazing to the garden to allow for maximum natural light.

The ground to basement is connected via a sculpted timber stair and glass balustrade with a new ground to 1 st floor stair designed to match.

The garden extension holds a new stunning open plan kitchen and sitting area with a massive skylight above and folding doors out onto the patio, flooding the area with light.
The existing space and new garden extension are separated by a punctured structural wall which allows views from front of property to rear and garden beyond as well as within it, a hole-in-wall fireplace, which acts as a unifying feature element.
