Hello, my name is Arno Wingen CEO from Systeem Makelaardij. Many people have questions about our auction system. We work with a offering from price. In this video, I provide more information about the open house, the pricing, what's the catch and the steps you can take now.
The first thing you will notice is the prices are low, because the prices are not asking prices. It are offering from prices. As you can see it are three values: asking price in order to target the right people, the digital taxation value to give you a feeling about the actual price and the offering from price.
What the owner actually wants is you to walk through the house and give your opinion about the value, without any pressure or consequences. And for us it is a fair way to know, in an instant, from a lot of people the value opinion of the house.
The actual bidding starts at mondayevening, but we will talk about it later.
If you find a house interesting it is possible to see it from the inside. You can do it meanwhile the open housing. Unfortunately it is impossible to look at a house beforehand, because we want to give everyone the same opportunity. Eventually you will get to the open house host. If you fill in a contact form at the open house, you will get to know what the highest bid is on monday evening. It is a non-commital form, and we will call everyone who filled in a form on monday evening.
You will be called around 7’ o clock. In this phonecall you get to know how many people went to the open house, what is the highest bid on this moment, if you want to place a higher bid. If you want to place a higher bid, the minimum increase is 1000 euro’s.  
When you see no, I do not want to. That is fine too. There are no obligations. For the people who are still bidding, we will continue untill only one bid is left. The highest bid we bring to the client. The client needs to agree too. After this it is time to finish the case. The highest bidder has the opportunity to look into the whole service course, so you know everything went with complete honesty and transparency.  
The finishing of the case proceeds the same as an actual sale. Which means you get the time to look into the house a second time, to do a building inspection. You get the opportunity to handle your mortgage, through us or through somebody else. It is your choice. We will make a concept purchase deed, following the rules of our branche organisation the NVM. Just to ensure you another time. You will not experience anything we did not tell you, no secrets. For that matter it goes exactly the same as buying any other house, with a few differences. You can look at the house in a comfortable, pleasant way without pressure. And you can tell your opinion of what the house is worth.   
But what are now the catches? When something goes a bit different than usual, everyone is asking: what are the catches?  What is really happening here?
On the first place, many people choose this path because they want a breakthrough. We work with motivated salesmen. Which means when combined to our system, we can sell houses fast. As well as when you come to the open house, there will probably be more people looking at the house. These are things you can expect.

This is not a execution auction, it is a voluntary auction. At a foreclosure auction you have less rights than at a voluntary auction as a consumer. Also a difference between these to is at a foreclosure auction it is expected you can pay very fast, this is the complete opposite at a voluntary auction. Our auctions are voluntary auctions.
With other words, you have all the rights you have at a normal transaction.
So, if you are searching for a house and want to know sure you won’t be paying too much. Visit a open house, fill in your data. We call you at monday evening and you can decide by yourself if you go on, or not. But you will have a good picture of the house and you know what the highest bid is.
