This project was deployed as part of my work experience inside M.Stortti Group, where I had the opportunity to act on the development of feasibility and preliminary studies for the development of ariport areas, regarding the implementation of hotels, cultural centers, shopping malls and logistics platforms.

            The airport area of this region is extremely strategic, especially with regard to the transportation of air cargo. Bearing that in mind, the enterprises focused in logistic and mixed-use were developed in order to add value and promote the local logistics market. The proposal aims the transformation of the area as an integrated part of the city’s life, a new logistics hub for economic development linked to the new airport terminal.

            The superblocks were designed and distributed in order to find the best match regarding the site boundaries, seeking the best use and optimization not only for the logistics condominium to be deployed, but also for the façades of the plot, allowing the physical communication with its immediate surroundings. The characteristics of the terrain, with a slope evenly distributed throughout 1,100.00m, allowed the implementation of a sectorial project, seeking maximum comfort and convenience for users in the displacement through alleys, favoring the connection of the various nucleuses of activities. The internal road layout takes into account many factors, including: the proper distribution of internal blocks, the necessary dimensions for truck operation, the need for parking spaces to meet visitors and exhibitors as well as the employees of the condominium. In addition, it will be provided a commercial space with stores and a food court.

            Due to the market transformation in the region, boosted by the new Logistics Condo and the Technology Park, as well as the smart growth of the area as a whole, a proposal to develop a hotel next to a convention center, which aims to provide support to events linked to logistics, was drew up. Due to the constraints of the local ordinances, the buildings were developed horizontally, by spraying them on the ground and connecting directly to the airport in a mix of shops arranged along axes that intersect each other in right angles. The design of a Technology Park takes place in order to foster the teaching activities related to logistics and new technologies.
