Additional requirements: Bus Transit Station: 3,000 SM; Middle School: 1.7 ha; Government required green – 25% of net site area.

Total building volume: 4,520,840 sq. ft. (420,000 m2)

Challenges & opportunities: a) elevated highway to its north, separating development from that part of the city; b) important development for entire district; c) new middle school to be accommodated on the site; d) new bus transit station to be accommodated on site; e) new metro (subway) station currently in plans with two (out of four) exits to this site; f) negotiations with government to include police station. Opportunity to create TOD with low impact strategies.
